1 Petaling Sungai Besi locate near to Sri petaling. The price with the location quite reasonable but too many highway around. You might say convenience to any place put for my view too dusty and sound polluted. developer is berjaya, it should built on time. This condo is for own stay purpose because no college, university, and office near by.

  1. 1Petaling is beside old apartment, Petaling Indah. Petaling Indah looks teribble for its appearence.
    Not much publicity of this 1Petaling so far, not a hot topic compared to zest or atmosphere

  2. i think because of just launch, but seriously compare to atmosfera and zest the location not as good as them. The only competitive is the price.

  3. yes, the location is good. near to KL.
    easy access to kesas highway, plus highway, mrr2, besraya..
    but the price is high, comparing to the surrounding.
    and the leasehold period is no longer 99 years too

  4. Just visit the show room today. Surprisingly 50% of unit already sold. Most of it is facing the pool view. May be because is very difficult to get below RM 200,000 in the area. But those more than 1,100 sqf still above RM 200,000.

  5. Agree that price a little bit high compared to Petaling Indah. Capital gain surely a doubt, look at Petaling Indah current subsale price.

    By the way, I heard they land tenure has been extended to 98 years.

  6. I think because of the land tenure issue buyer might stop to buy the property. So developer (berjaya) only extend the land tenure to 98 years to attract more buyers. Is a good news if buyer interested to this property.

  8. I am considering to purchase 1 Petaling for investment. Anyone can give me a rough idea of the rental market there? I think the plus point of this development is it is near LRT station and it is in close vicinity to city centre.

    What is the capital appreciation of the properties nearby?

  9. Not sure about the nearby properties appreciation, but i can say if got LRT nearby definately rental not a problem. YOu have to know Bukit Jalil and SErdang got a lot of university.

    Not sure the RM 171,888 lowest price still got or not. If can get of course better. Nearby this area cannot get new property below RM 200,000. They definately will increase the price if near to 90% sold out.

    Sungai Besi LRT is across the railways, no direct access to the station, have to follow highway.

    It would take 15min for a very fast pace walk.

    Capital appreciation certainly a doubt, I think. Petaling Indah next to it has not much appreciation going on. Since they are in the same location, locality is no more a factor of appreciation.

    Perhaps, better maintainance, surrounding/aura/security, will make it stand out?

    By the way, I am one of the buyer. I bought it just because it is just 5min drive from my girlfriend workplace, less time spent on the road, more time spend together 😀

  15. cb, is it true that they converted the commercial status to residential status, meaning the owner only needs to pay residential utilities rate and quit rent & assessment?

    Any proof? Is it shown in the S&P?

  16. As usual, it is not stated in S&P.
    One thread in RealEstate forum is having a forumer claiming that he has checked with local authority, that 1Petaling is classified as a mixed development, hence residential status will be given to condominium residents.

    Please note that, I am telling this as “according to”.

    I forgot the link, but if you googled it, it should be fairly easy to get there.

    I am not a property investor, but is this a good investment? Since LRT is not in a fair walking distance, and Sg.Besi LRT has limited carpark.

  17. although is classified as a mixed development, but still under commercial title. i keep ask them about this this but i’m not sure whether they know or not, just keep repeating its mix development (for your information, none of the individual tile stated mix development). They just apply residential rate for the condominium.

    the sales there selling fast, remaining those unit facing the Petaling Indah, if not mistaken from rm185k++ onwards. Those unit facing KL view or swimming pool view less than 8-10 units. current price increase 5% compare with launching price. i believe they will increase again once the construction reached 50% & 90%.

    location wise quite good, we can said that it’s convenient to the highway. surrounding 1 petaling not many property, i believe the appreciation property surrounding will increase if the 1 petaling managed well.

    1Petaling looks to be a very good investment because it is very near to KL city centre via the Besraya Highway. And the Sg Besi LRT station is within walking distance. For those who have cars, Bandar Tasik Selatan LRT station is less than 5 mins’ drive away and the station has ample parking space.

    You can also reach the place from KL via the KL – Seremban Highway. Food and amenities wise are available in abundance because it is so near Kuchai Lama, Sri Petaling, OUG, etc.

    Another point to take note is that the capital appreciation is expected to increase because there will be 2 new developments taking place in Sg. Besi. One is the YTL’s Trillium next to Lake Field (1 min drive from 1Petaling) and the Soho @ Sg. Besi.

  23. Not the almost completed service condominium next to carefour, it is nearby anyway. Look at the map on top, carefour is located in Taman Sri Endah
