  7. but the dimaond residence able to rent RM 1,500 for 1,300 sqf consider not bad. The price already rm 230 per sqf. So the 222 residence is following the market rate. The festival mall also going to completed soon.

  8. near to KL doesn’t mean it will be successful. and it depends on what is your definition of ‘successful’.

    for cap appreciation, i think it can achieve the normal 30% increase in price.
    for rental, maybe can get a good 7-8% yield. some ppl are ok with that.

  11. I just called the agent, he told me that most likely need another 2 months to launch.

    Anyone got information about the developer? Reliable or not?

    Hope they will offer low down payment 😀

  17. Kerjaya Prospek is not a new contractor, has many contract with E&O project like Duo Residency, St. Mary, Tanjung Pinang.

    Besides E&O, the Lumina Kiara, My Habitat, Suasana Bangsar also construct by Kerjaya.

    I am interested on this condo only because of it firstly announced price. If the selling price higher than that range, we should buy other place which provide greather capital potential. Near kampung area hard to hv capital appreciation.

  19. the surrounding environment is not good enough for boosting up/ value appreciation to the property, either diamond residency nor 222.

    jz my personal opinion.

    now everyone is crazy on buying condo, both local and singaporean. But occupancy rate is low. compared to singapore is better.
    hope when the end of sentosa project will reset the supply and demand curve and make everything near to normal.

  21. not everyone is crazy on buying condo, is because nowadays is not easy to afford to buy a landed …. sigh

    dont talk about landed, even apartment, nowadays we hardly see new launch at price below RM300K ….

  22. soft launch going to happen on 7 august and the price start from rm 280,000 for 861 sqf. so mean rm 325 psf.
