    got one more new condo project at batu caves. walking distance to ktm komuter station. nearer than taman raintree project. freehold. 900++ sqft from rm190k only. 600++ units. got retail shop below.
    got to know this when i went to mid valley reno expo last week. registered, but forgot the project’s name la. maybe launch nxt month.

    what’s your view??

  2. Old friend no need to say like that, I more than enough you inform me more project. However not sure the new project in batu caves. Actually i am not so interested in batu caves project. Unless talking about own stay, if investment purpose not advice there.

    I hv the contact for pre-book this condo even before it soft launch. (Soft launch will be in this month).

    So far as I know this 2 block only content about 250units & register buyer already reach thousand.

  15. I’m a resident at Kuchai Lama area. Whoever wishes to buy this new condo should be very careful. First if u look at the aerial view from google maps, the project area is really small compared to the existing condo, Dynasty Garden beside it.

    Secondly, there is a small stream(river) flowing in the middle of this piece of land, may not be seen from google maps as it is hidden by the bushes and trees. The land is now cleared, and the river will be seen when google update their maps. I wonder how the developer is going to divert that river. Will they let the river flow under the condo via a underground water tunnel? How can they ensure later on that tunnel will not cause any erosion problem tot he foundation of the condo????

    Thirdly, there is a mechanical sewerage plant next to it. And the water is discharged into that small river as mentioned above.

    Finally, this site is surrounded by slopes which have not been properly stabilized.

    As this condo is sold as high-end or luxury condo, I don’t think it’s worth it. because it is situated in a congested piece of land surrounded by old apartments and sewerage plant. There is a better better option for luxury condo in kuchai lama which is the Seringin Residences by See Hoy Chan developer.

    I guess the developer is trying to hide away all these ugly side of that condo by portraying as a luxury condo inspired by ART as the name says it “ARTE”. and can be sold to people not familiar with that area thinking that they have bought a luxury condo which is just next to a sewerage plant. What a joke!

    I was a resident at Dynasty Garden Condo, I can see the small stream from my balcony especially after raining. it seems like a river flowing along the middle of the land. Which is prone to landslide!

  20. Hi, everybody. I have bought one unit in Arte for own stay. I read almost every single review on Arte b4 buying. For the river, the developer is diverting it to lower ground(flow from N to S, besides Kuchai old apartment). Developers are building reinforce walls on it too. For the small size of land – yes, it may be small but i think its sufficient as this is a low density condo. I have visited the developers twice before paying my downpayment & also continue to engage with them even after paying. I find them honest & sincere – unlike most of the developers who focus on selling out(always bullshit that its selling fast, so come faster).Most of these salesman are uncle, they tell me every single good& bad on the condo eg the sewege plant, sunset etc. I can assure u of their professionalism& transparency. Do visit the developer, dun just listen to the review here, as u may miss out a good unit here. Personally i love the concept – Art & private lift n lobby.

  21. i bought a unit during soft launch for own stay due to its spacious design, private lift concept and low density. The developer is building an alternative road (one way) which link to Tmn Gembira. I have done my study before buying the unit as the price isnt cheap. To be honest, the land size is slightly smaller than Dynasty Garden, so if one talking about no of units per aches, Dynasty Garden is definately a no-no to buy for own stay or investment due to the much much higher density. I have been hunting for a unit since last year, arte suits my taste as it doesnt give me the stress when entering the building where everywhere is spacious, even the dining areas – one can look out from the window to admire the scenery outside instead of facing the four walls.

  24. Seriously i dont see anything so special at Arte. It is better to buy Seringin Residence compare to Arte which is too high density!

  25. But there will be 4 new projets plus new school development in seringin area there. I like arte simply because of price reasonable, artistic design and low density. No doubt seringin is good but it is over my budget.
