    We cant judge it easily.

    If a developer dare to sell a property at RM500psf at a place that peoples think its only worth RM100psf, they must have a good reason and solid prove.

    Those financial institute might need to carry out a market analysis before they provide financial support to the developer and purchaser.

    So peoples buy if you felt comfortable and affordable, leave it if you think its too risky.

  30. dear all masters/ sifu, i plan to go to the sales preview. anyway i have some concerns here and hope to get your reviews and comments.
    1. very high density – total unit of 1080 units to squeeze within 10 floors. If to keep the unit for investment (subsale or lease) will it be bit difficult as too many units? – internal competitive is high.
    2. the oxidant pond – from the source, it’s just located 700+ ft away from scott garden and the smell is bad when wind blows. the future buyer or tenant keep this point as one of their consideration. will it lead to hard to sell or lease? or any effect to the price?

    to those who have registered, pls share your view with me. positive or negative comments are welcome.

  36. i went to the sales office one day before the preview, and managed to grab one unit. but the choices are only left either big units or face npe. my unit oso face npe but higher flr. i heard the agent said the npe is same level as retailer shop level 2. however i still think that the lowest level which face npe will suffer from dust n noise.
    btw, the agent said the unit come with 2 unit 2.5h air con & a unit of 1h air con, kitchen cabinet and also water heater.

  48. erm.. i been in the site once, but didn’t smell anything except some CO2 and gasoline smell bcuz of the construction in progress.

    to be fair, i think u might need to pay a visit to some where nearby the site.

  52. fyi im now staying in Faber Heights Taman Desa 12th floor facing old klang road. Yes can smell shit smell when the wind blows toward my condo and i have to close my window. Never buy a unit facing sewerage pond. imagine Faber heights is much higher and further from the sewerage pond but the smell still strong.

  55. The sewerage pond is visible for Block 2 buyers and the smell can be seriously bad whether the wind blows or not.Thats the only concern for buyers who later are trying to sell or rent out.

    Imagine swimming in the pool or having lunch at one of the alfresco dineries and then you get a whiff of sewerage waste.

    Developer nned to do something about this if possible.

    The surroundings are not exactly desirable. There are low cost flats and a dirty river facing Block 2 not to mention sewerage pond visibility and smell. Block 1 is facing the NPE and noise pollution is evident.

    Great plus is that the whole place is facing a main road and it is freehold. However, is it worth paying for that kind of price with all those negatives…..

    An earlier comment is correct with 1,000 units available for rent, it will be difficult to get tenants as it will be competitive and at what price.

    The 3rd Mile new shoplots where Pappa Rich and Old Town is, the other shoplots surrounding it is even not fully occupied other than an office or two and one pub.
