is depend the over all concept. in cheras some place the price really goes up to rm 450 per sqf like jalan cheras. Some terrace rm 800,000 to rm 1,000,000 like bukit mandarina. Cheras is not the 10 years market, it is because cheras is the nearest to kl city.
Velocity the shopping center is manage by sunway, so the standard is there. I mean it would simply rent to the tenant. Rm 550 is no overprice, if the whole development completed the price could go up to rm 650 to 700 per sqf. Like setia eco city the price already reach rm 1,000. like the concept in cheras like velocity very less, and is close to kl city, so definately is the expat preference. however the recently 70% maximum bank loan for 3rd house will it effect the sell. However i don’t think so many rich guy can afford to pay 30% down payment. So stay tune.

This Area no longer attract local people only. Foreign investor are coming in as well with the KL Islamic Financial District is just minute away from this area (JALAN PEEL – JALAN COCHRANE AREA, MALURI).
