However condo the price still for 3 units already similar to one unit of terrace house. That why klang valley new development will be more condo compare to terrace unless the location is not convenient than the developer only will built terrace.

    Before i make any decision to purchase, can anyone of you kindly explain to me on the following process? as in to protect the buyers’ interest too

    Question: Original owner, whom has put their booking, in event of let go, how do you propose to do it?

    Will developer not penalize you? or that transfer of property owner name can be done as and when you like?

    Has the Sales & Purchase agreement has been signed? IF yes, I don’t think i can get a loan, for you may not sell the property before the Developer transfer the title to original owner.

    I don’t mind paying extra commission, for i just want to get a unit for my own stay. I believe price and worth is not the same.

  56. Hi Aya,

    To elaborate on your reply:-

    1. Original owner, whom has put their booking, in event of let go, how do you propose to do it? Buyer and seller present themself in either developer / agent (show room) to execute transfer documents. Less than 5 minutes procedures.

    Currently, the SPA is not signed yet merely a booking deposit has been paid (ie RM3K) and SPA is schedule to be signed with the developer sometime in July.

    There, the transfer can merely be done at the developer office / show room, where you (buyer) and seller can inform and execute the transfer. The existing booking slips issued will be then issued to the new buyers name with all the benefit, rights and entitlement. Therefore, was really is being done is the transfer of booking of the units from the old owner to new owner. The new owner will still be subject to signing of SPA in July.

    2. Will developer not penalize you? NO

    or that transfer of property owner name can be done as and when you like? Yes, as when you like until the actual SPA being sign sometime in July 2011.

    The developer / agent (Big Home) has consented to the transfer and there are no penalties involved. usually all this cannot be done if the SPA has been executed, which is not in this case. What really is being transfer is the benefit, rights and entitlement for the booking.

    In fact, addition incentive for new buyers ie if you subsequent do not wish to proceed with signing of the SPA, you can ask the developer / agent to reimburse you for your RM3K deposit. That is why seller are quoting for eg RM17K (commission or top-up) + RM3K (for the early deposit paid)

    3. I don’t mind paying extra commission, for i just want to get a unit for my own stay. I believe price and worth is not the same.

    Well, FYI some sellers are quoting top-up of more than RM20K is merely due to the seller marking-up to the market value of the units. therefore, you should ask the original developer price add all top-up and see whether this value to you.

    Overall, you will see that you are actually buying lower than what is currently being offered by the developer. Current units are going from RM330 K for the same configuration. Therefore, if you manage to secure, say developer price of RM285K + RM8 K (top up) = your effective cost is RM293 K (you will have a notional paper gain of RM27K against the current units being offer to developer).

    That is why sellers are quoting high top-up as to earn some % of the gain to the market value. As for buyer, smarter move as compared to booking units at RM320K, you save heaps of money.

    The tricks is now getting those cheaper units as units varies from RM260K ++ to RM320 K units. So happy hunting, I’ve a unit at RM286K if you are interested and comm is going for RM8K.

    This is a >4k units project. There are many out there like you just paid rm3k and bait for big fish. You have not signed the SPA yet, why you deserve to earn so much for which you have not even owned the property yet?

    Let me remind you this, everyone are getting the same unit size, furnishing, to let out in the future is always a question since there are 4k units out there to compete with. This is just a medium cost apartment with very little facility. Who knows whether this place will turn out to be a golden location or not?! Good luck to you if you are selling to someone like me whom i am just looking for ownstay. If to investor, i doubt they would want to pay you that much for comm and later on they still need to fork out another 10% cash for the developer… cash flow tight up and won’t turn out to be good investment after all.

    Frankly, I also have an unit out there… its for my ownstay. I don’t see it’s a good sign that you guys are goreng the property like that… it’s not healthy at all. Unless you are getting a early bird discount, or i don’t think you are deserved to flip the price like this.

    Not sure what the hoohah about the top-up.

    However, to make thing short, all transaction are valid and not against the rules. For those who think the sellers are selling at excessive price, then you can walk-away from the deal (there aren’t anyone point a screw gun in your head).

    All transaction are done on a willing-buyer-willing-seller and not subject to some silly or spontaneous fireworks. I’m sure the seller and buyers are educated and mature to judge for themselves.

    Hypothetically, if you are getting a new units from the developer now:-

    The price you pay now = RM320 K and above

    Instead you go for sub-sale (top-up) say, developer price is RM286,000 and say a reasonable top-up of RM8K. then your overall cost is RM294,000 which mean overall savings of RM26K.

    If you are investor or for own stay, would you buy now from developer (more expensive) or go for (top-up). the tricky part is to avoid those seller who are seller with excessive top-up (you be the judge).

    To those who are not willing to pay top-up and wish to get a lower unit price, blame yourself for not entering or booking the units early. Don’t expect the earlier buyers to voluntarily give it free to your mouth with a golden spoon.

    The saying goes nothing comes free.

    So who to say that seller are cheats ? Don’t be a sour grapes.

    You have not signed the SPA yet, why you deserve to earn so much for which you have not even owned the property yet?

    Who knows whether this place will turn out to be a golden location or not?!

    Good luck to you if you are selling to someone like me whom i am just looking for ownstay.

    If to investor, i doubt they would want to pay you that much for comm and later on they still need to fork out another 10% cash for the developer… cash flow tight up and won’t turn out to be good investment after all.

    Frankly, I also have an unit out there… its for my ownstay. I don’t see it’s a good sign that you guys are goreng the property like that… it’s not healthy at all.

    Unless you are getting a early bird discount, or i don’t think you are deserved to flip the price like this

    Don’t think it’s a dirty marketing strategy and to reiterate, I’m not a sale/developer staff, I’m merely having some units there. If you have follow other developers, earlier phases or development are much cheaper to reward for early birds and early adopters. whether the current market price is reflective of market sentiments, you be the judge. Between, do you think it’s so easy to fry the market, you sound like it’s frying a normal egg in your french pan. Buyers and sellers are educated lot and would have done heaps of research before buying. Even if sellers are frying, if you are smart investor or buyer, you would have walk-away.

    What do you expect of sales staff ? Their job is to sell and not to analyse the entire prospects for you or do indept research (it’s the duty of the buyer themselves).

    If you take sometime off to do some research and not hoping other investors to feed you will all info, you will know that there are positive vibes and decent outlook within the vicinity some coming from nearby Bukit Jalil and etc. Also ask yourself why is the area has other developers developing it, could it be something that your naked eyes don’t see / don’t know ?

    For rental market, you need to do your own research and deduce your own conclusion and not simply ask others to deduce for you.

    i need to justify myself and see whether this is a good buy project.
    Think you should do it at your own end and not trying to get others to justify your purchases, kinda silly though.

    Although there maybe seller not proceeding with SPA, the RM3K deposit is fully refundable to the seller. So dear seller, if you are unable to sell / transfer, simply ask for refund from the developer.

    Please do not transfer the unit to the buyers foc, since they are so against paying a top-up. Why benefit them (the buyers) and giving them a huge paper gain ?

    Those buyer who are against top-up should get at the current developer price of RM320K. Similarly, why should we, the seller be foolish to let you have our units at below market price. What have you done to justify it ?

    it’s a zero sum game, if we don’t earn (the seller), the buyer would also not benefit (from the lower price unit either). More importantly, the lost to seller is only opportunity cost for the RM3K, but for the buyers, you may have to fork out additional RM30 K – RM40 K, to get the same units. Believe unit release back to developer will be marked to market. Don’t expect the developer to sell at sub RM300K below.

    Pay nothing, get nothing for the buyer….or rather we getting nothing, neither would you. There aren’t any free lunches here……….if you want please report to our welfare department or public housing department.

    Believe there are other sellers which have clearly state that if you are unhappy, just walk-off. Everyone is entitled to sell at whatever price they like (the seller can and have the option and not for you to question, don’t like it you can play “angry bird”). The analogy is very simply, you don’t questioned ppl rights and preference imagine if someone is to smack you on the face and tell you “why are you married to a female chimpanzee ” coz it’s your bloody rights and preference.

    What do you expect from a capitalist market, you expect people to donate money for you to buy houses. You need to be realistic. I think ppl is not paying extra but rather they save overall if they get it from subsale, as the overall cost of getting the house is cheaper/lower, save that you would need to fork out substantial cash now for the top-up.

    Also i cannot come out with any possible reason for any buyers or early adopter of this project to sell you at earlier developer price ? Even your own relatives would not do so !!! Ask Kumar, Kenneth, KPGan and etc, whether they are willing to transfer for FOC to you…hell no.

    Agree. Do not buy from these ‘Flippers’… You can call the developer and check if there are units reopen for sale. Believe more than 80% of sold are fake and unrealistic as they are out here to resell to us.

    There are so many projects in KL / PJ. Don’t be fascinated by the ID that promised by the Developer. Why we want to pay extra on top of the original developer price to those sucker? what have they done? as i said, if they got the early bird discount from developer and they want to share with you the discount with you, i don’t mind paying that extra. For just paying 3k deposit and ask for few ‘K’s deposit is too much. maybe a $100-500 is enough for them to cover their transportation cost.

    Anyway, i have walked away from this piece of land and go to anotehr better project.

    Not sure why you said “Akisama had made a wrong strategy” ? However, based on historical trend / records, all their properties have increased in value, some to the tune of double or more. Look at Dynasty Garden, Kuchai Avenue and the coming completion of Connaught Avenue. All their properties are fully taken-up and price appreciation is tremendous. Personally, i would take a bet/wager on ppl who drives Mercedes SLK to work then a person who takes a kancil.

    Do not judge a project by merely the perception of ppl letting go, as some sellers are looking for short term gain. Overall, if you know the dynamic of the area and vicinity, then you know of the vibrancy and prospects of the area. Also, just because there are many seller selling, does not mean that sellers have not take-up power. Unless you have some statistical figures, think your statement is really unfounded. Likely, you may be a disgruntled potential buyer unable to get a unit at a lower cost or person appointed by other developers to discredit this project and its’ potential buyer and sellers. Who knows ?

    Your claims of developer selling it at launching price is practically unheard of. Common sense will prevail, would they disadvantage their 3 Phase and relaunch the returns units at a lower priced ? If they do, they are cannibalising on their own sales. Would you cannibalise on your own son ?

    You sound like you are fresh in property investment and lack of indept experience. Seller and buyers are matured lot, so whether a transaction goes thru or not is not by mere statements by you or shouting “tricked” or “seller has no deposit”. The investment decision is based on value investment and potential value derived. The reason why some does not make money from property investment, is by procrastination and a text book case study is right now ie you.

    Some segments of ppl make money from property and some merely procrastinate and watches hopeless of other investment making money. Which would you rather be ? Do ponder !!!

    Sorry, my unit has since been sold since 2 weeks ago from another forum. I would strongly urge you of not taking the short-cut/ cost cutting method but rather buying directly from the developer.

    Also I dare say that it would not be any interest to any sellers here to sell to you since you are more interested to know what are the profit we make than rather what are the overall cost you can save.

    For a genuine investor, they would assess how the option available would benefit them in overall terms by lowering of the purchase price and then assess the cost involved and not the other-way.

    With all honesty, I dare say you are better off getting the units from the developers with a starting price of RM320 K. Similarly, you as a BUYER SHOULD NOT BE MOTIVATED BY GREED by trying to get a lower price units and making huge paper gain at our expense. Alas, this is a chick and egg situation. If you are not prepare to pay some top-up, then sellers are not prepare to part the units to you and not right to say the sellers are greedy. Eventhough some sellers are parting with huge top-up, it’s really up to them (and yes, they can do it as it their right).

    Like me or hate me, this is the reality of life.

    We can’t jeolous how much people making. We can’t judge how much ppl work in order to deserve the amount they top up. This is investment man. Every investors are taking risk. People have done good survey and deserve for a gain. You also can! You can’t control this as this is a FREEDOM market. :p

    There are lot of properties out there 1-2 years ago buying and now appreciating 30-50%. So, how are you going to control the whole property market out there? Are you going to tell people “Hey…2 years ago, you bought RM500k for this landed only….y now asking for RM800k??”….It all depend on location and current market value. No one force you to buy….right? :p Those keep waiting will continue waiting and buy nothing in the end….as property is not like shares market. If property price can drop…I very sure the whole market is in recession and majority will not able to grab cheap property as well as you don’t know whether you got a job at that monent. :p

I been to one of the property launch last week… heard from the SA that some ppl buying through agent who claimed that they have the units and are selling on behalf of their seller but actually they are con man. The agent will help them to do the transfer and promised to submit the form to the sales office. But after they took the money as booking fee from the buyer, they just didn’t turn back… the buyer after that checked with sales office and realised there is no such booking under the name of the person… be aware… there are many crooks around us.. be wiser if you are buying from any stranger… i would advise you to buy directly from the developer or their exclusive agent…. do not buy from the intermediary.. unless they are the real seller (if they can prove to you at the sales office).

    the Akisama developer release some of the units to those agent to sell but with no commission. they only can gain commission from buyer. mean buyer have to top up.

If you are convince of the project, you need not provide explanation to others and if you are not convinced of the project, why putting comments of how bad the project is. Do you think your comments will hinder or stop people from buying?

    I help you to correct your words… should be ‘Flipper’ instead of ‘Owner’ lar… those ppl trying to take some commission for themselves for something that they not even own for it… they just parked a small amount say – RM3k to gain 18k (6 times nett profit)!!

    Unless someone is so desperate to own a unit there… or i would suggest them to go around and see other projects or buy from the developer… there are some units were loan rejected or returned by the earlier booker.
