High accessibility and top security features make this an excellent buy in fast-growing Kelana Jaya

As you drive along the LDP (Lebuhraya Damansara-Puchong) towards Damansara, right after Giant hypermarket on your right, you will soon see a retail-cum-office complex taking shape in the third quarter of next year. That’s the expected time of completion for Blackstone Seven Sdn Bhd’s latest property offering, Taragon Kelana Commercial Centre. Comprising of 8 blocks of shop offices, 5 lots of retail lots and 60 units of office suites, the complex looks set to add to the vibrant commercial area of fast-growing Kelana Jaya.

Sited on 1.1 acres of land, the freehold project fronts the LDP, is close to the banking heart of Kelana Jaya and is right next to Giant hypermarket and Kelana Mall, making it highly accessible. It’s also right opposite WCT’s paradigm project and is very near the established neighbourhood of  Taman Megah.

The office suites come in sizes ranging from 1,054 sq ft – 1,388 sq ft comprised in 60 units plus one penthouse. They are priced between RM460,000 and RM643,000 which translate into RM407 – RM500 per sq ft. Each office suite comes with en-suite washroom and balcony.

Security is top priority with 24-hour security provided on top of CCTV and panic buttons at all of the 7 car park floors and the common areas. There is also a card access system for the lifts ensuring peace of mind for the occupants.

On the aesthetic side, the lobby for the office tower, Menara Taragon, oozes style while the entire outdoor area is landscaped with water feature piazza. Its flexible modular layout combines the aesthetic with the practical, thus adding value to the commercial centre.

PETALING JAYA: Blackstone Seven Sdn Bhd’s Tarragon Kelana Commercial Centre in Kelana Jaya, Petaling Jaya in Selangor has recorded more than 60% sales following its launch last week.
The retail units and shop offices were completely sold while only a limited number of office suites are left.

“Our launch last week was an indication of the demand for office space. We also have a corporate buyer booking one whole floor of office suites,” said Allstones Group Asia chairman K.H. Sim. Blackstone Seven is a wholly owned subsidiary of Allstones Group Asia.

“The trend for small businesses now is to own their own offices in a secured environment instead of renting in upper floors of shop houses. All in, we hope to achieve about 80% sales by mid-April,” he said in a statement on Friday, March 26.

Constructed on a 1.1-acre site, the project with a gross development value of RM80 million comprises retail lots, eight blocks of shop offices and 60 units of office suites; the project is targeted for completion in 3Q2011., provides a three tiered security system, featuring key card accesses, CCTV and guards, flexible modular layouts; water featured landscaped piazza and ample parking lots and motorcycle space.

Sizes of the office suites range from 1,045 sq. ft. to 1,388 sq. ft. and are priced from RM407 psf. Each comes with a free car park. “This is probably the only office suites development in PJ that comes with a free carpark for each suite,” said Sim.

“Good frontage and easy accessibility from major highways has been a pull factor for purchasers. On top of that, the road system in surrounding area will be upgraded by WCT Berhad for its Paradigm project. We are also now applying to MBPJ for direct access into our project via the new road improvement, thus a quicker ingress from LDP,” he added.
