  1. The titiwangsa haven;t completed but already have owner willing to sell the unit, price asking for rm 381 per sqf. If i am not mistaken the price first launch only RM 180 per sqf.
So if vue residence asking for rm 500 per sqf is normal if as this situation. I think they will launch it very soon before bank negara announce to maximum the home loan to 80%.
for me i feel very risky as the selling price keep on increase but the rental still remain the same. It is due to the over supply of property. For the good location property it still a good buy for long term investment. Vue residence consider good location as near to titiwangsa lrt station and in kl city. The price for the investor and working adult is affordable so can be sold out within a day.

  2. Vue Residences launching end September 2010.

    Indicative pricing…..From RM660psf

    Sizes around 500sf and 1000sf

1000sf punya from RM660,000 (lowest floor)

This is really crazy because of the whole malaysia property environment everybody is buying property it make the developer increase the price extremely high. The current property price already breaking the history record.

  3. If 1000s.f. unit at RM660k, how much do they expect the rental to be?
I am sceptical that it can be rented at RM3000 and above, at that range the
tenant has many choices closer to KLCC & Jalan Ampang area.

  4. yes, i think the price is so crazy la… unless buy for own stay, if buy for rental income, i dont think will get positive cashflow.

  5. titiwangsa sentral was from around RM220 psf.
the smallest studio at Vue will be from RM370k.

so, studio there must rent at rm2k p/m to get only 6% yield? crazy.

  6. i’m a bit curious la frens..

how to pronounce VUE? Does it sounds like ‘view’ or ‘vuwie’ or ‘vu-eh’. aiyah!

  7. or do we pronounce it as ‘vu’ like we say ‘su’ when the letters spell SUE? dahsyat la developer sekarang kan? where did they get the idea ha?

  8. sorry, my bad.

studio 500sf at Vue is more than RM400k!!!

  9. I feel this location is good for rental since it’s located just opposite to GH. Lots of Doctors for out station are looking for rented place for at least 2 years. This place is located just beside a hotel make it more exclusive for professional’s stay. I got a tip that, most of the buyers there are Doctors and those whom are working with medical line.

Moreover, amenities, transportation is easy. GH and the monorail are the plus point. Within the city at that price, I personally would say its worth of buy for investment. New development market are always competative and the price will never go down since the buying power grows side by side.
